You Don't Have to Become a Landlord Just Because You Own a Rental Property.
Moving, inheriting a home, or keeping your old house? We help you decide whether renting makes sense—and if it does, we handle the hard parts for you.
Your Rental Shouldn’t Become Your Second Job.
If you never planned on becoming a landlord, you shouldn’t have to reorganize your life around managing a rental. Tenant calls, repairs, rent collection, leasing, paperwork, and late-night problems can quickly turn one property into another job. We handle the day-to-day details so you can keep the investment without carrying the workload.
You own the property. We handle the landlord work.
FOR PROPERTY OWNERS WHO WANT TO RENT THIER HOME
Rent Your Home Without Headache
Professional management for homeowners who are keeping, inheriting, or renting out a home.
We’ll Help You Get From “My House” to “Rental Property.”
Owning a rental property is different from owning a home. Suddenly there are tenants, leases, repairs, rent collection, inspections, accounting, and decisions that have to be made without letting the property take over your life.
That’s where we come in. Story Property Management handles the day-to-day work of turning your former home into a properly managed rental property. We coordinate the leasing, tenant communication, maintenance, rent collection, inspections, renewals, and everything in between.
You still own the property. You just don’t have to manage it.
We help you make the transition by providing you with:
- Professional leasing and tenant screening
- Rent collection and tenant communication
- Maintenance and repair coordination
- Property inspections and lease enforcement
- Renewals, turnovers, and move-outs
- Clear owner reporting and accounting
Your house may have become a rental. That doesn’t mean becoming a landlord has to become your new job.
We Screen All Tenants With a Fine Tooth Comb
A vacant property can make you feel pressure to get someone moved in quickly. But the wrong tenant can cost far more than a few extra weeks of vacancy.
We would rather take the time to find the right tenant than rush an applicant through just to get the property occupied. Every application is reviewed using consistent screening standards that look at the applicant’s overall ability and history as a renter.
We evaluate factors such as credit, income, employment, rental history, eviction history, criminal background, and other qualifying information before making a decision.
Our goal isn’t simply to fill the property. It’s to place a qualified tenant who has a strong chance of paying on time, taking care of the home, and successfully completing the lease.
Because getting a tenant in the property is easy. Getting the right tenant is what matters.
Maintenance Without Losing Control
We make repairs and maintenance simple with two key differences.
First, we have an in-house maintenance team, which allows us to respond quickly and keep repairs moving. You can choose to have our team evaluate the repair, provide a quote, and complete the work, or you can continue using vendors you already know and trust. The choice is always yours.
Second, we keep maintenance expenses separate from your collected rent. Instead of automatically deducting repair costs from your gross rental income, we keep the two clearly separated. If our team completes the work, we send you an invoice. If you prefer to use your own vendor, we can coordinate with them and, when needed, pay the vendor on your behalf.
This creates a cleaner financial record, makes maintenance expenses easier to track, and simplifies bookkeeping at tax time.
You remain in control of who performs the work—you can use our in-house maintenance team, one of our trusted vendors, or a vendor of your own.
You Get To Know The Leasing Data For Faster Leasing
The old concept in business of you cant grow something your dont track even applies to rental properties.
When one of your units goes on the market for lease, we track the amount of lead, showings and applications to give you the most up to date data on the current market price. this data allows us to make fast adjustments to the changes markets.
Plus becuase we mange many rental proeprties in many different areas, we get the see the data all acorss the board, give you better data for better deceions.
We Manage Properties As A Team, Not Departments
One of the biggest frustrations owners experience with property management companies is getting passed from department to department just to get something done. As companies grow, communication can become disconnected, and one department may not always know what another is doing. That may work for the management company, but it does not always work well for the property owner.
We take a different approach.
To provide a higher level of service to both our owners and their tenants, we operate as a small, integrated team. Everyone works together, communicates directly, and stays connected to what is happening with your property.
That allows us to move quickly and accurately. Something that may take another management company several days to handle can often be completed by our team the same day—sometimes within just a few hours.
We believe speed matters because time is money, especially when you own rental property.
Whether you own one rental property or a portfolio of 100, our goal is the same: provide responsive, hands-on property management without making you feel like just another account number.
We Can Help You Decide if Renting Make Sense
Sometimes the hardest part isn’t managing a rental — it’s deciding whether you should rent the property in the first place.
We can help you look at the numbers, including expected rent, operating expenses, maintenance, vacancy, management costs, and the condition of the property, so you have a clearer picture of what ownership may look like.
We’ll also talk through your longer-term plans. If you may move back, hold the property for appreciation, sell later, or simply aren’t ready to sell today, renting may give you more flexibility.
And if the numbers don’t make sense, we’ll tell you that too. The goal isn’t to convince you to become a landlord. It’s to help you make the right decision for the property and your situation.
From Management to Sale
A rental property’s story does not begin when a tenant moves in, and it does not end when the tenant moves out. Sometimes the right decision is to hold the property. Sometimes it is to improve it. And eventually, sometimes the right decision is to sell. Because Story is both a property management company and a real estate brokerage, we can stay involved throughout the life of the investment. We can help lease them, manage them during ownership, coordinate repairs and improvements, and eventually position the property for sale when the time comes.
Instead of viewing property management as a standalone service, we look at the entire lifecycle of the house.
Lease → Manage → Maintain → Sell
We Are Rental Property Owners Too!
We know what it feels like to write the check for a new HVAC, an unexpected repair, or a costly make-ready—because we own rental properties too. That gives us an owner’s perspective on costs, occupancy, repairs, and keeping a property performing.
Our goal is simple: a quiet portfolio. Well-maintained properties, good tenants, fewer surprises, and less noise. Whether your rentals are already running smoothly or need some attention, we’ve been there before.
We manage your property with an owner’s perspective because we’re putting our money where our mouth is too.
