Selling your home is a simple process. The first step is scheduling a listing appointment aka an in- home walk through. This is a chance for us to meet you and see the home. From there we can give you a price range of what the home may sell for and an idea of the timeline of how long it will take to sell. If you are ready, we can sign all of the paperwork and begin the process to get the home listed and begin marketing the home.
After the walk through, a few things will happen. If you’re ready, the first step is to sign the listing agreement, which is the agreement that you sign agreeing for us to market and sell your home. Then, we will take measurements of your home and hire a professional photographer to come and take pictures of your home at our expense (there is no cost to you for the photographer). Next, we will put a key box on your door and a for sale sign in your yard.
The Industry average is 6% of your sales price.
Determine whether your home is move-in ready or needs repairs. If you are wanting to sell “as-is” and there is some deferred maintenance or repairs necessary, then you can expect to receive offers in the lower range of your sales price. If your home is in move-in condition and does not need any maintenance or repairs, then you can expect to receive offers in the middle to high range of your sales price. In order to receive “top dollar” offers, your home should be “top notch”. If you are wanting to make improvements and/or repairs, we suggest making them prior to your home being listed.
Things like decluttering your home, staging your home, updating your home, and completing certain repairs can greatly increase the price people are willing to pay for your home and decrease the number of days your home is on the market.
If you have made improvements or had items replaced or repaired, it is a good idea to give a list of the items completed with full descriptions and dates that the work was completed to your agent so that they can add them to the listing detail. This list helps the seller fill out the Seller’s Disclosure as well as helps their agent market the property.

You have 4 options. You can either not respond (not recommended), accept, decline, or decline with the delivery of a counter offer. Depending on the offers, it is not uncommon to counter an offer.
