We Write The Lease

Coordinate Tenants Move-in

We can collect the tenant’s deposit and first month’s rent on behalf of you, the owner. Plus, we’ll coordinate their move into the property and send you a copy of the lease plus all monies paid to you.

How it Works

1) Property Pictures & Marketing

The leasing process begins with a walk through of the property and taking pictures for marketing. Then we create a listing on the MLS to begin marketing to prospective tenants. The listing will syndicate from the MLS to all of the major websites such as realtor.com and more.

2) Schedule Property Showings 

We handle all of the phone calls of perspective tenants, answer their questions, and coordinate property showings. Through pre-screening, our goal is to find the best application on the property and narrowing down the search of who is qualified and who is not.

3) Collect & Review Applications

As we begin to narrow down the best fit applicants for the property, we will collect and review the applications. On each completed application, we check to ensure that they meet all pre-screening qualifications and tenant criteria prior to ordering a background and credit check.

4) Screen Applicants

We then begin our due-diligence to make sure that everything checks out before final approval of the applicant to move in. Applicant Screening is one of the most time-consuming part of the process. We review the applications and begin to run background checks, credit checks, income verification, employment verification and rental verification. We are looking to make sure that everything lines up correctly and that your applicant is the best applicant possible.

5) Write & Complete Lease

Once you, the landlord has given final approval on the tenant, we will write the lease up and send it to all parties, tenant and landlord, for signatures.

6) Coordinate & Complete Move-in

As part of the move-in process, we can/will collect the security deposit and first month’s rent for you, the landlord. Making the entire process hands-off. Our duty is to ensure that the process of the tenant moving is seamless. All the way from scheduling the move-in date, collection of funds, and handing over the keys to the new tenant.
