Tenant Selection Criteria:

Pursuant to Property Code Section 92.3515, these Tenant Selection Criteria are being provided to you. The following constitute grounds upon which Landlord will be basing the decision to lease the Property to you. Based on the information you provide, Landlord may deny your application or may take other adverse actions against you (including, but not limited to, requiring a co-signer on the lease, requiring an additional deposit, or raising rent to a higher amount than for another applicant). If your application is denied or another adverse action is taken based upon information obtained from your credit report or credit score, you will be notified. 

  1. Criminal History: Landlord will perform a criminal history check on each applicant 18 years of age and older to verify the information provided by you on the Lease Application. Landlord’s decision to lease the Property to you may be influenced by the information contained in the report. 
  2. Previous Rental History: Landlord will verify your previous rental history using the information provided by you on the Lease Application. Your failure to timely provide the requested information, giving inaccurate information, or information learned upon contacting previous landlords may influence Landlord’s decision to lease the Property to you. Prior evictions/balances owed for housing will in most cases disqualify you. 
  3. Current Income: Landlord will verify your income as stated on your Lease Application. Applicant(s) must provide two recent pay stubs (no screenshots) and any additional documented income the applicant desires to be considered. If self employed, applicant(s) must provide prior year’s tax return along with two recent bank statements (no screenshots). Verifiable gross income 3 times the rent amount must be provided. 
  4. Credit History: Landlord will obtain a credit report on each applicant 18 years of age and older in order to verify credit history. Landlord’s decision to lease the Property to you may be based upon information obtained from this report. 
  5. Photo ID: All applicants must provide a legible copy of their driver’s license or other approved photo ID. 
  6. Pets: If the owner permits pet(s), they may require one or more of the following: a refundable pet deposit, a non–refundable pet fee, and/or monthly pet rent. Registration of all pets with petscreening.com may also be a requirement. Any pet related deposits, fees, or rent amounts listed are per pet and the amounts may vary per property. 
  7. Automatic Decline of Application: Applicants will be automatically declined for the following reasons: false or misleading information provided on the Lease Application, invalid social security number, failure of all applicants to pay application fee, incomplete applications missing required data or not signed by all applicants, any household member that is a registered or unregistered sex offender. 
  8. Multiple Applications: In the event that multiple applications are received, Landlord or PM will select the best application for the property. 
  9. Application Process: Please apply online at https://www.storyrealestatetx.com/rentapp/. Application fees are non-refundable. Story PM does not begin working an application until all applicants for that household have applied, submitted their income documentation, submitted their valid picture ID, and completed their SmartMove verification. 
  10. Approval Received: Once an application is approved, the applicants must pay any required Administrative Fees. Once received, the lease will be written up and sent out for signatures. At lease signing, the security deposit and any Non-refundable pet fees must be paid. All payment and signature requests must be made timely or SPM reserves the right to withdraw the approval and approve another applicant.

Application Process:

Non-Refundable Application Fee is $69.00 for every applicant 18 and older and is paid online.

  • Copy of your government-issued picture ID
  • Proof of Income (paycheck stubs or tax returns if self-employed)

Once received, each applicant will receive an email from TransUnion SmartMove where they will verify their identity and approve for their credit and background reports to be sent to Story Property Management. One time $150 Administrative Fee due after approval of application.
